Fees

Included in your tenancy Fee & Charges

  • Holding fee to allow Clarke & Lloyds Property Consultants to withdraw the property from the market and begin the securing process
  • Administration fee for the set up of each tenancy
  • Referencing fee for each tenant and guarantor fee if a tenant is on low income or studying
  • Change of tenant during the tenancy
  • Additional tenant fee if added during the tenancy
  • Renewal fee check out fees
  • Deposit required

Holding Fee

£500 will be requested upfront as a sign of your commitment. Once received, property will be withdrawn from the market and all outstanding views will be cancelled. This amount will be deducted from your first from the payment of rent before the move in date.

Administration Fee & Referencing

  • £300 one tenant
  • £50 for additional tenant
  • £50 for each additional guarantor (for Low income individuals or Students)

Change of Tenant or Additional Tenant

  • £100 administration fee for new tenancy agreement,
  • £50 for each new or additional tenant.

Renewal Fee

  • £125.00 will be charged to cover our administration costs

Security Deposit

A deposit will be taken before move in at the equivalent of 6 weeks rent. This may change depending on the Landlords circumstances or pets are added to the tenancy.

The charges you pay as a landlord will depend on the type of property you are letting, but we have provided a breakdown of the fixed charges to give you an idea of what to expect.

  • Tenant find only - 6%
  • Tenant administration service – 8%
  • Full Property Management Services – 10%
  • Short Let Service 20% .

  • Discuss local market conditions
  • Find a suitable tenant
  • Market the property and advertise on relevant portals
  • Carry out accompanied viewings
  • Provide tenant with method of payment , Remit rent as received
  • Deduct Commission and any Maintenance invoices
  • administer rent arrears process if the rent is not received
  • Coordinate with utility supplier
  • Prior to end of tenancy discuss Renewal or Termination of agreement.

Letting, Renewal, Rent Receipt & Management: 10% - (In addition to Rent, Renewal, Rent Receipt Service)

  • Coordinate with utility supplier
  • Arrange Gas Safety Record & Electrical Report.
  • Approve supplier invoices
  • Test, Smoking & Carbon Monoxide Alarms
  • Carry out a property visit at least once a year
